Booking, check-in, the house and the island: everything you need to know about staying at High Seas.
How do I book High Seas directly?
Choose your dates on our Book page, enter your details and sign the rental agreement online to send a booking request. We'll confirm your dates personally and arrange payment; your dates are reserved once payment is complete.
Is booking direct cheaper than VRBO?
Booking platforms add a guest service fee to each reservation. When you book here you pay the owner directly, so you avoid that fee.
Is the calendar up to date?
Yes. Our calendar syncs automatically with VRBO, so dates booked anywhere are blocked here and vice versa.
How many people does High Seas sleep?
High Seas has 5 bedrooms (including three master suites and a bunk room), 7 beds and 4½ baths, and sleeps up to 14 guests including children.
Is High Seas on the beach?
Yes — High Seas is beachfront with its own private beach access over the dunes. Four of the five bedrooms face the ocean, and the decks also look over the sound.
Does the house have an elevator?
Yes, the elevator serves all three floors, so luggage, groceries and beach gear are easy, and guests who prefer to avoid stairs can reach every level.
Are linens and towels provided?
Linens are not included. You can rent them locally from Sweet Dreams Linen in Surf City, or bring your own.
How much parking is there?
Parking galore — the driveway easily fits 8 vehicles, plus four more if needed.
What are check-in and check-out times?
Check-in is after 4:00 PM and check-out is before 10:00 AM. Door code and arrival instructions are emailed 3 days before your stay.
Are pets allowed?
Sorry, pets are not allowed. Service animals are welcome — please let us know in advance.
Do you host Spring Break groups or events?
No. High Seas is a family home — events and parties are not allowed, and it isn't the right place for a Spring Break party. We ask for a guest list with names and ages after booking.
What is the cancellation policy?
Cancel 60 or more days before check-in for a full refund minus a 3% processing fee. Cancel 30–59 days before check-in for a 50% refund. Cancellations made less than 30 days before check-in are non-refundable unless the dates are re-booked.
What happens if there is a hurricane?
If state or local authorities order a mandatory evacuation, you're entitled under North Carolina law to a refund for each night you can't occupy the home. We still recommend travel insurance for any coastal trip.
We have a bigger group — can we book Salt & Sound too?
Yes! Our sister home Salt & Sound is just up the road on the Intracoastal Waterway: 4 bedrooms, 3 baths, a private dock and the beach across the street. Together the two homes sleep 26. Contact us and we'll help coordinate dates.
Is there a minimum age to rent?
The primary renter must be at least 25 years old and stay at the property for the duration of the rental.
